Project Manager for 11 acre site in downtown Bellevue, WA. Assembled consulting team (architect, landscape architect, land use attorney, financial planner, brokers, and community liaison consultants). Conducted market study for residential and commercial components. Prepared ownership structure matrix to analyze different ownership forms and associated critical elements and risks. Conducted development potentials analysis differentiated by total land residual value using discounted cash flow, contractor cost estimates, and market based rent/sale assumptions. Led to recommended entitlement strategy for increased height and full site utilization under allowed FAR.
Edmonds School District Surplus Site Analysis, Lynnwood, WA
Consultant for surplus property highest and best use evaluation for 10 district sites focusing on development potential and land residual value analysis. The work product from this assignment is currently helping guide the district in realizing value and implementing entitlement recommendations on 40 acre Lynnwood High School site for mixed used development on ground lease with Cyprus Equities, 10 acre residential subdivision with local builder, and for sale hotel entitlement for future parcel sale.
Port Commerce Center, Tacoma, WA
Negotiated 120 acre ground lease with Port of Tacoma. Conducted development analysis, lease negotiation, and assisted project financing on 106,000 SF Mitsubishi build to suit warehouse. Building 3 (130,000) speculative warehouse development and 60,000 SF expansion (Dyno Industries).
720 Olive Way, formerly Marsh and McLennan Building, Seattle, WA
Pro forma acquisition analysis and due diligence on 271,000 GLA SF office building with significant vacancy located near Westlake Center. Project was acquired and anchor tenant located to establish momentum for building in tough lease environment and, at the time, considered an edge location in Denny regarded sub-market.
Lakewood Industrial Park, Lakewood, WA
Project development of Building 25 (57,500 SF) flex building, contract negotiation, leasing, and property management. Various other tenant improvement projects, financing related subdivision management, and hazardous waste clean-up management.
First Park Meridian Campus Business Park, Lacey, WA
Pre-acquisition planning, permitting and development of 48 acre, six building distribution facility for First Industrial Realty Trust. First three buildings totaling 459,000 SF were completed in March, 2009 as the region’s first bulk warehouse buildings built to LEED Gold standards. LEED and sustainable features included pervious paving, white TPO roofing for heat island reduction, extensive use of recycled and native on site materials for use in paving and landscaping, regional materials sourcing, and low water usage fixtures and landscaping.
Lakewood Colonial Retail Center, Lakewood, WA
Asset management oversight with property positioning for eventual sale of this grocer anchored historic village center built by Norton Clapp as the first retail shopping center on the west coast. Four block operation included out parcel subdivision, tenant renewal management and broker request for proposal on sale representation.
Puyallup Industrial Park, Puyallup, WA
Developed three distribution warehouse buildings totaling 235,000 SF (Buildings A, B, and C). Project involved entitlement, permitting and pro forma development analysis as well as construction contract negotiation, project management, leasing, and eventual sale negotiation.
909 Boat Street Office Building on Lake Union, Seattle, WA
Build to suit 12,000 SF office building with under building parking and five slip marina. Acquired land, assembled development team, negotiated incentive construction agreement, and managed overall project.
